If you’re a real estate agent, then you know you can’t escape the internet when it comes to contact with sellers and buyers and marketing listings. It’s also a great promotional tool for you as the agent. But beyond the MLS and your brokerage’s YouTube channel, how are you using the web to promote your listings, and yourself?

Facebook is a must for agents competing in the current market. Buyers across many age demographics are using Social Media to find which brands and companies they want to support, but to also find their next piece of power equipment, car, or even their next home. Using Facebook is key to getting your latest listing in front of as many eyeballs as possible, but it’s also extremely important to help build your own brand as an agent.

Video, Video, Video!

One of the best ways to use Facebook to your advantage is by using dynamic, beautiful, visual media. Posts with photos are boosted higher and get more views and interactions than posts with texts alone. And posts with video rank even higher. And not just posts with a link to the video from YouTube or Vimeo (while those are helpful), but the video uploaded directly to Facebook (native video), itself.

You can use walkthrough video tours to show the layout of your latest listing. Maybe the bedrooms are set up in a way that’s convenient for families. Perhaps you want to show how the indoor living space flows seamlessly to the beautiful outdoor seating. In either case, video helps give potential buyers their own private viewing, from the comfort of their home. The leads you generate from video tours are better leads than an owner going in with a description alone, or even just photos. This helps you be more efficient as an agent and allows you to dedicate time to more listings.

Fun Interaction

Your Facebook page may be for business, but that doesn’t mean it has to be boring. You can use some of the tools Facebook offers to interact with your followers and to gain their trust and confidence. People tend to use businesses they find personable and likeable. So use the “Go Live” feature next time you are setting up for an Open House. Put polls out there for higher social engagement and to find out what buyers/sellers are looking for in homes, and what they’re looking for in an agent. You can share content that’s on-brand for your company or that’s relevant to today’s housing market.

Consistency is Key

Posting 3-5 times a week is the best way to build consistency with your Social Media presence. Whether that’s simply posting your latest listings or the fun ways to generate more engagement, posting on a regular basis helps keep your posts on your followers’ timelines. Boosting posts and running ads can also get more eyeballs in front of your listings and your brand, but the place to start is with regular, consistent use of your business Facebook page.
