How to make your house sell faster!


– Expectation During the Photo Shoot –


  • This is one of the most important appointments when selling your home. MAKE IT COUNT!

  • The success of your appointment depends largely on YOU and your preparation!

  • Great quality photos and video requires teamwork and cooperation. We’ll do our part and now it’s time to do yours!


Please review the following sections for quick tips on preparing your home for real estate photography and note what we will and will not do while photographing your home. Then scroll down the page to find more specific do’s and don’ts for every room in your home:

What we will do:

  • Adjust blinds and lighting for best possible exposure
  • Close all toilet seats in bathrooms

 What we will NOT do:

  • Move or re-arrange furniture
  • Make beds, clean, dust or de-clutter
  • Move or handle pets and pet items
  • Touch personal hygiene items (shampoo, toothbrushes, deodorant, towels, combs/brushes, etc.)
  • “Photoshop” vehicles, walls, power lines, wall pictures, cords, etc.


Over the years we have developed ways to film houses efficiently. This helps you to be able to enjoy more of your day while allowing our photographers to serve more clients. Here are the allotted appointment times depending on the square footage of your home

  • 1,000-2,000 Sq. Ft. – 20-30 minute appointment
  • 2,000-3,500 Sq. Ft. – 30-45 minute appointment
  • 3,500-5,000 Sq. Ft. – 45-60 minute appointment
  • 5,000+ Sq. Ft. – 1+ hour appointment


We work hard to get your media turned around FAST so that your listing can go live quickly!

  • Photos: An email will be sent to your realtor with the photos by the end of the next day
  • Video: The video will be completed and sent to your realtor 2 business days after the shoot.


We want the photos and video of your home to be the best they can be. This requires teamwork and cooperation that will result in an outstanding online presence when your home goes on the market.

When we arrive to take photos of your property, we ask that all staging and cleaning be done prior to our arrival. To efficiently maintain our busy schedule and deliver the excellent level of service clients expect, we can not spend unnecessary time at the home waiting for it to be cleaned, dusted, de-cluttered, etc. Our photographers are trained to film houses in such a way for them to be completely focused on filming the house within their allotted time frame.  A house that is not ready can cause the photographer to be distracted and therefore can hurt the quality of the final product. A house that is ready will result in the best photos and video on the web. That is our quality promise!


– Tips for all areas in the home –

  • Thoroughly clean whole house (vacuum carpet, mop hard floors, clean countertops, clean windows)
  • Turn all overhead lights and lamps ON
  • Replace all burned out light bulbs
  • Use bulbs of the same temperature (ALL incandescent or ALL compact fluorescent)
  • Turn all ceiling fans OFF
  • Turn all TVs OFF
  • Turn all computer screens OFF
  • Open blinds/window treatments to let in outside light
  • Make all beds
  • Remove small floor rugs to reveal actual flooring
  • Place all shoes/jackets in closets


– Online “curb appeal” and a relaxing oasis –


Online “curb appeal” – the front exterior is usually the first photo buyers see

  • Front door/Garage door closed
  • Remove cars from driveway and front of home
  • Clean up landscaping (mow, trim shrubs, clear leaves)
  • Remove empty planters
  • Sweep off debris on walkway/driveway/porch
  • Remove visible water hoses
  • Remove trash cans


The back yard should be an oasis to relax

  • Mow yard and pull weeds
  • Clean porch of leaves and debris
  • Tidy up outdoor tables/chairs/cushions
  • Put away kid’s toys, balls, frisbees, etc.
  • Remove visible water hoses
  • Clean pool
  • Turn on water features


– Sometimes the focal point, the kitchen deserves attention to detail –

  • Clear countertops completely. No knife blocks, baking supplies, mail, etc.
  • Leave out max of one small appliance (ex. coffee maker)
  • Clear outside of refrigerator of magnets, papers, photos, etc.
  • Remove hand towels and small rugs
  • Hide garbage cans in pantry or closet
  • Remove dishes from sink; place in dishwasher
  • Put away pet bowls/supplies


– Allow buyers to imagine a nice family meal –

  • Clear table; dust and polish the table top
  • Use decorative place setting if available
  • Feature one center piece such as a bouquet of flowers
  • Straighten all chairs and space them evenly
  • Remove child seats/booster chairs


– The space to enjoy conversation and spend quality time with family –

  • Arrange/rearrange furniture to give room maximum space
  • Remove stacks of magazines, papers, mail, etc.
  • De-clutter fireplace mantel/hearth
  • Fluff and arrange furniture pillows
  • Remove kid’s toys
  • Pet items/toys put away


– Rest for you and guests –

  • Make bed, including decorative pillows/shams if available
  • Press bed linens and bed skirts
  • Clear nightstands of all personal items
  • Store away phone/tablet charging cables
  • Remove all clutter from top of dressers
  • Clean under bed, removing items that may show in the photos


– To be spa-like, the bathroom must be clear of all personal items –

  • Clear countertops completely. No soap, toothbrushes, medications, deodorant, etc.
  • Put toilet seats down
  • Close closet doors
  • Remove shampoo, soap, loofahs, etc. from showers and tubs
  • Remove dirty towels – leave out only new, unused towels
  • Remove floor mats


– Pets are loving but their presence should be minimized –

  • Place food and water bowls in pantry or closet
  • Place pet beds/toys in pantry or closet
  • Use lint roller on furniture to remove pet hair
  • Contain pets in hidden crate (move to garage or unfinished space in basement)
  • Clear back yard of pet waste


– Staging helps provide top dollar and a quick sale –
