Your next listing is out there. The homeowners are likely looking at their phone screen right now, scrolling through Facebook or Instagram. In order to catch their eyes, and their attention, with your post or ad it needs to be engaging.

It’s not enough any more to have a Facebook page that gives your contact information, a way to message you and your occasional link-share bout market trends. You need to focus on social engagement. Posts that people engage with more are of higher value in the Facebook algorithm than others. Engagement includes likes, hearts, shares or comments. The more social proofing your posts and ads have, the more people will see it. So how do you create content that draws in higher social content?

Make it Unique

Say good-bye to boring stock photos, tired links and posts without media. There is a hierarchy when it comes to posts on Facebook and how many people see them. Posts with no media are at the bottom. Posts that share a link to a video instead of native video also are toward the bottom. Posts with unique or interesting photos tend to have more engagement. Posts with native video are at the top of the food chain, gaining the most social proofing.

Change it Up

Don’t make the same type of post every day. Instead, vary what types of content you post. Maybe one day you post a selfie of you putting up sold signs. Maybe another is an interesting article you found on the housing market and your take on it or how it affects buyers and sellers in your area. Maybe on Saturdays and Sundays you go live on Facebook or Instagram from an open house, inviting others to stop by and check out your latest listing. The sky is the limit and there is a world of possibilities out there.

Stay Consistent

Aim to post two to five times per week on Facebook and perhaps more on platforms like Instagram or Twitter. You want the people to see your face and your name regularly without getting annoying. Set up a content calendar for yourself and set goals about how often you want to post. This, combined with putting some money on boosted posts and advertising, can get your posts more engagement, increase your page likes and improve the quality of your leads.
